What is the Florida homestead exemption in 2026?

The 2026 additional homestead exemption is up to $26,411 for qualifying non-school taxable value, according to the Department of Revenue adjustment table. It is not a $26,411 refund and it does not reduce school taxes.

The first $25,000 of qualifying homestead exemption applies to all property-tax levies, including school taxes. Santa Rosa's exemption guidance explains that the additional tier applies to assessed value above $50,000, up to the applicable limit. Ownership, permanent residence and approval requirements still matter.

For a qualifying home with enough assessed value, those tiers can total $51,411 for non-school purposes while the school exemption remains $25,000. This is why subtracting the full amount from one combined taxable value overstates the savings. Does Save Our Homes cap the entire tax bill?

No. The 2026 Save Our Homes assessment cap is 2.7% for qualifying continuing homestead property, as reported by the Santa Rosa County Property Appraiser. It limits eligible assessed-value growth, not the full tax bill or the market value of the house.

Rate changes, additions and separate assessments can change the result. A buyer also needs to determine whether any portability benefit is available and approved rather than assuming the seller's accumulated benefit transfers with the sale. Give the appraiser the relevant prior-property history and ask for the calculation.

What does a realistic tax example look like?

This hypothetical example assumes $350,000 assessed value, full qualifying 2026 homestead, seven school mills, ten non-school mills and a $300 separate assessment. The millages and assessment are invented to explain the method; they are not the adopted rates for an actual address.

The monthly equivalent is a planning amount, not the lender's escrow calculation. Reproduce the example with the correct taxable values and adopted levies for the property. If an exemption is uncertain, keep a second budget without it until the appraiser resolves eligibility.

Which deadlines should you check now?

Escambia's published 2026 Value Adjustment Board petition deadline was September 8. As of this September 9 review, that date has passed. The appraiser's current calendar is the source; contact the appraiser or VAB promptly about any remaining procedure instead of assuming an extension.

For Santa Rosa, use your notice and the county's current instructions. Do not borrow Escambia's date just because both counties use TRIM notices. A value question, an exemption question and a proposed millage question can also have different responsible offices.
